It is one of the most common questions we get, and the honest answer is that it depends entirely on one measurement most homeowners have never been told about.
Engineered hardwood is real wood on top of a plywood or composite core. The core is what makes it stable and slab friendly. The real wood layer on top is what you see, and it is also the only part that can be sanded. How thick that layer is decides whether refinishing is on the table at all.
The Wear Layer Is Everything
On an engineered board, the top layer of real hardwood is called the wear layer. A full sanding removes a small amount of wood, so the question is simply whether there is enough there to give up.
Thicker wear layers behave much like solid wood and can be sanded and refinished, sometimes more than once. Thin ones cannot be sanded at all. Attempting it does not produce a worn but usable floor, it produces a floor with the veneer cut through and the core showing, which cannot be repaired.
This is why we measure before we quote. Guessing on this is not a small mistake.
How to Find Out What You Have
If you still have paperwork from the installation, the wear layer thickness is usually in the product specification. That is the easiest route.
If you do not, the floor itself will tell us. A vent cutout, a threshold, or the edge of a board at a stair nosing exposes the cross section, and the layers are visible. On an engineered board you can see the wood layer sitting on the core beneath. On solid wood the grain runs all the way through.
That check takes a couple of minutes and it is the first thing we do on an engineered floor before discussing anything else.
If It Cannot Be Sanded, There Are Still Options
A thin wear layer rules out full sanding. It does not rule out improvement.
A screen and recoat abrades only the finish rather than the wood, then lays down a fresh protective coat. Because it does not cut into the wear layer, it is available to floors that cannot take a full sanding, and it will restore sheen and cover light surface scratching. It will not remove deep scratches or change the color, and we would rather set that expectation than have you disappointed. Our recoating service covers what it can and cannot do.
Board replacement is the other option. Because engineered planks are manufactured, individual damaged boards can often be swapped out, particularly if the damage is concentrated in one area rather than spread across the floor.
What This Means When You Are Buying
If you are choosing engineered hardwood now rather than assessing what you already own, the wear layer is the specification worth paying attention to, more than the brand or the finish.
A thicker wear layer costs more and buys you the option to refinish later, which can mean the difference between a floor you keep for decades and a floor you replace. A thin one is fine if you accept up front that it is a wear item, and it is genuinely the wrong choice for a busy household with dogs and children.
Engineered is an excellent product and we install a lot of it. It handles moisture and slab installation better than solid wood does. The mistake is assuming every engineered floor carries solid wood's ability to be brought back.
